Direct bookings for US vacation homes (1–5)

Florida taxes, deposits and Airbnb/VRBO sync done right. Pay once.

Not released yet. Pre-orders are fully refundable.

Who it's for

You own the homes and you already have a WordPress site

You rent out one to five houses or condos, mostly through Airbnb and VRBO, and repeat guests keep asking if they can book with you directly. Hotel booking plugins are built around rooms and rate plans, and the services that do it well charge every month for every property.

This plugin puts a booking form on your own site. Guests pick dates, see the full price with taxes, and pay through your own Stripe account. It is not built for property managers with dozens of owners. Tools like OwnerRez or Hostaway fit that better.

What it does

The parts that are easy to get wrong

Everything below is planned for the first release. Anything that isn't is marked "coming soon" further down.

🧾

Florida taxes by county

State sales tax, county surtax and tourist development tax are filled in for your county. The cleaning fee is taxed too. You can edit every line.

💳

Stripe, your own account

Guests pay on Stripe Checkout. The money goes straight to your Stripe account. There is no booking fee.

🔁

Airbnb and VRBO calendar sync

Imports their iCal calendars every 15 minutes and gives each channel its own export link, so bookings block dates both ways.

📅

Prices that match how you rent

A price per night, seasonal prices, minimum stay by season and a cleaning fee. The guest sees each line before paying.

💵

Deposit now, balance later Pro

Take a percentage at booking. A set number of days before arrival, the guest gets a Stripe payment link for the rest, plus a reminder.

✉️

Emails and a bookings list

Confirmation to the guest with check-in instructions, a new-booking email to you, and a list of bookings you can filter by home.

The honest part

Calendar sync lowers double-booking risk. It cannot remove it.

Airbnb and VRBO read your calendar on their own schedule, often only every few hours. No plugin that syncs through iCal can make them read it sooner, so a guest can still book the same dates on Airbnb in that gap. Any tool that promises "no double bookings" over iCal is promising something it doesn't control.

What the plugin does to keep the risk low:

  1. Pulls a fresh copy of the Airbnb and VRBO calendars right before a guest pays.
  2. Holds the dates for 30 minutes while the guest is on the payment page, so two guests on your site can't take the same nights.
  3. If a conflict still gets through, marks the booking as a conflict, refunds the guest through Stripe and emails both of you.
  4. Emails you when a calendar feed stops loading, instead of quietly showing stale dates.

The same warning will be in the plugin settings and the readme.

Florida taxes

On Airbnb the platform collects most of it. On a direct booking, you do.

Presets for the first counties, from 2026 rates. Every rate stays editable.

CountyStateSurtaxTouristTotal
Orange6%0.5%6%12.5%
Osceola6%1.5%6%13.5%
Polk6%1%5%12%
Lake6%1%4%11%

The plugin calculates the tax and shows it to the guest. Registering with the Florida Department of Revenue and your county, filing and paying the tax stay with you. This is not tax advice.

Questions

Before you sign up

Does it replace Airbnb or VRBO?

No. It works next to them. Your listings stay where they are, and the calendars sync so the same dates aren't sold twice, within the limits explained above.

Do you take a cut of bookings?

No. Guests pay into your own Stripe account. Stripe charges its usual card fees.

I'm not in Florida. Will it work?

Yes for bookings, payments and sync. Florida has ready-made tax presets. In other states you add your own tax lines (name, rate, what it applies to).

What do I need?

A self-hosted WordPress site (WordPress 6.5 or later, PHP 8.1 or later) and a Stripe account. Prices are in US dollars only.

Who is building it?

Vadim Popov, an independent developer in the Austin, TX area, under Apis Systems LLC. One person, so the plugin stays small on purpose.
